Always wary of how to answer you, because it's hard to tell what you've misinterpreted.

But Liverpool waters is happening with or without TFG. As is the 10-streets.
My point was it got my hopes up that TFG want "in" on it (not that they want to do something new).
My second point is that it may be the case they want in on it from the TFG level, so independent of Everton anyway.

There is more room between the rows now so shouldn't be as bad an issue

Can’t see them all being open but North Stand capacity is 9,000 so 16,000 must be elsewhere.

Nothing to misinterpret, I just think that the plans to buy and re develop Nelson dock look pretty exiting ? Not sure what more could be done to make it “part of Everton” it will however enhance the overall experience of BMD.

Financially mate. I'd like it to be Everton owning it.

TFG owning it is the same as Peel. As a fan, sound - I want it to be nice and I want there to be places to go and things to see.

But, ultimately, I want Everton as an entity to be making money from the area around the ground.
